Maybe. In AZ a $250k property pays ~$2400/yr for taxes. Mind you, car registration costs more than one month's car payment here...

Mind you, that's _assessed_ value. My house is presently assessed for $430K, but they'll catch on fast.

As for vehicle taxes, it just cost me $173 to renew the 2001 Frontier registration, and it only cost $15K new :-(

And it's hotter than hell here... no one in their right mind should consider moving to Arizona ;-)

Ouch. But in CA it would be much higher. If the assessed (or recorded) value is $750k then the tax would be about $9000, roughly 1.2% with all the little extra taxes, bonds and whatever on there. The tax mostly depends on what you paid for the house, not what a bureaucrat thinks it is worth.

A long time ago voters here had a hissy fit and passed Proposition 13. That put a lid on deliberate "re-assessments" so you don't get taxed out of your home so easily. Of course, it still goes up 2% or so every year. If somebody still lived in his old house that he bought for $30k way back when he'd probably pay under $500, considering the extra 2% assessment increases. If the same house sells for $400k now then the new owners get socked with almost $5k.

I wonder what the most decent place would be if you didn't need to be physically close to clients. Arkansas?

This is a very rare private inholding nearly completely surronded by Forest Service wilderness. The east fork of the Gila River is along one edge of the property.

The taxes are low because the access is limited to foot or horse only.

The property is definitely mine and definitely for sale. I have owned it since the 1970's.

Did I mention it is also a hydro site? The scenery is beyond spectacular.

Unless you have the good fortune to find a parking spot that you can back it in to. :-)
